  • We provide an estimate of potential rental income
  • Recommend marketing and advertising
  • Advise on how to appeal to prospective tenants
  • Arrange “For Lease” boards along with advertisements
  • Promotion of property to agent database
  • Preparation of regular reports for prospective tenants
  • Conduct property inspections
  • Thorough tenant application database checks
  • Submit tenant offers and recommendations
  • Ensure property condition reports are prepared at the start of lease with photos/videos included as well as the location of smoke alarms
  • Prepare the lease and signing between the landlord/agent and tenant

LEVEL OF SERVICE

  • Monitor, collect and account for rent
  • Lodge a bond or bond claim with the RTBA at the beginning or end of a tenancy
  • Conduct visual property inspections and reports
  • Arrange for property maintenance, repairs or renovations
  • Project manage any maintenance or renovations above $5000 in value as the client’s agent
  • Notify the client of breaches such as non-payment of rent, significant property damage or accidents.
  • Prepare and serve Residential Tenancies Act notices
  • Provide representation at VCAT hearings
  • Engage as the client’s agent with professional property service providers and tradespeople
  • Monitor lease expiration
  • Advise current rental trends
  • Conduct rent reviews and report
  • Liaise with tenants to arrange prospective tenant inspections
  • Conduct final inspections at the end of lease, including the condition report

Fees not included: Payment of bills i.e water rates, body corporate bills, rates and insurance. These fees are an additional $250 per year including GST.

By landlord request (at no additional cost):

  • As the client’s agent, arrange for appropriate contractor(s) to carry out *periodic inspection of plumbing fixtures and fittings
  • As the client’s agent, arrange for appropriate contractor(s) to carry out *periodic inspection of electrical fixtures and fittings
  • As the client’s agent, arrange for appropriate contractor(s) to carry out *periodic inspection of gas fixtures and fittings including oven, cook top, hot water service and heaters
  • As the client’s agent, arrange for appropriate contractor(s) to carry out *periodic smoke alarm inspection
  • As the client’s agent, arrange for appropriate contractor(s) to carry out *periodic swimming pool safety barrier (incl. associated fittings) inspection

Because of this, we purchase the highest tier of advertising on realestate.com.au – Australia’s best property site. While your property is being advertised, we’ll keep you posted with a weekly report of advertising metrics.

We run weekly open for inspections to not only walk prospective tenants through the property, but also to understand the market response to your property as a method of gauging the effectiveness of the advertisement. If needed, we’re able to conduct a second open for inspection per week.

FUNDS FOR PROPERTY MANAGEMENT MAINTENANCE AND REPAIRS

We provide maintenance services with trades peoples who are industry licensed and insured. Their professional services are not charged additionally – they are included in the monthly fees we charge.

If any repairs are required, we consult with our client to inform them of any issues and estimate what repairs are needed. Repairs are only carried out upon approval by the landlord.
